Metrowest Rental Management offers a full range of rental property management services are designed for clients who want to take an entirely hands-off approach. Our services include but are not limited to:

1. A free estimate and evaluation of property rental range
2 Appropriate marketing/advertising via online, website or newspaper if necessary
3. Welcoming calls and providing property information to potential tenants
4. Arrange and conduct showings of the property
5. Accept, review and screening of prospective tenants including reference and credit checks
6. Collect security deposit when lease signed
7. Prepare lease agreements for the term which the owner requests
8. Prepare, sign and fax Form K’s as required
9. Detailed move in inspection
10. Handling all tenant concerns
11. Arrange maintenance and repairs in accordance with Owners approvals
12. Arrange and coordinate property contractual services as required
13. Arrange seasonal annual maintenance as required
14. Collect monthly rent by pre-authorized debit, cheque or cash on the owner’s behalf and deposit to the owner’s account latest on the 15th of each month (usually before 5th of the month subject to the tenant’s cheque clearance).
15. Entry and Exit Inspections as required by the BC Residential Tenancy Act
16. One visual inspection of rental residence annually or every 30 – 60 days as selected by Owner
17. Pay expenses on Owner’s behalf
18. Provide the owner with monthly statements with of receipts, disbursements, expenses, charges and other required information
19. Provide Annual Income and Expense Operating Statement
20. Annual evaluations as required for insurance purposes
21. For non-resident owners we will agree to assist Owners with the non-resident taxes and will act as an Agent to provide NR6 and withholding undertakings and will assist with annual filing as required by Revenue Canada (extra charge applies)
22. Prepare tenant notices and co-ordinate Residential Tenancy Office process including documentation and arbitration appearances
23. Detailed move out inspection
